“How much does a bathroom renovation cost?” is the first question we get, and the honest answer is the one nobody loves: it depends. Not as a dodge – because a cosmetic refresh and a full custom build are genuinely different projects, sometimes several times apart in price. A number pulled off a website means nothing until someone has looked at your actual bathroom. Why there’s no single price
“Bathroom renovation” covers everything from swapping a vanity and re-tiling one wall to gutting the room to the studs and moving the plumbing. Those aren’t the same job with a different sticker – they’re different amounts of labour, material and time. Anyone who quotes a firm figure over the phone, before seeing the space, is guessing. The price lives in the details of your room, not in an average.
What actually drives the number
A handful of things move a bathroom budget more than anything else:
- Layout. Keeping fixtures where they are is the single biggest saving. Move a toilet, sink or shower and you’re into new plumbing – the most expensive change you can make.
- Scope. A surface refresh, a full waterproof-and-rebuild, and a custom build are three different price worlds – more on that below.
- Tile and materials. Natural stone, large-format tile, and mosaic or decorative work all take more labour to install well than standard porcelain.
- What’s behind the walls. In older Barrie and GTA homes, demolition sometimes uncovers rot, dated wiring or a subfloor that needs work – real, and worth keeping a cushion for.
- Fixtures and features. A curbless shower, linear drain, heated floor or floating vanity all add up. Lovely – but they’re choices, not givens.
The three kinds of bathroom project
Most projects land in one of three bands. No prices here – just where you sit:
- A refresh. Same layout, new tile, new fixtures, nothing structural. The most affordable route, because you’re not touching plumbing or walls.
- A full renovation. Strip it back, waterproof properly, and rebuild – often reworking fixtures within the same footprint. The middle ground, and where most of our bathrooms land.
- A custom build. Moving walls or plumbing, curbless showers, natural stone, heated floors, bespoke detailing. The top end – worth it when the result justifies it.
Where the money is worth spending – and where it isn’t
Some things are not the place to save. Waterproofing and prep are invisible and unglamorous, and they’re the difference between a bathroom that lasts and one you redo in a few years – cutting there costs more in the end. What you can flex is the finish: the tile you choose, whether you add heated floors, how custom the fixtures get. Those are dials you control. The system underneath isn’t one of them.
